The Founder
Two Markets. One Standard.
Our founder built his real estate career across two demanding markets — New Hampshire and Central Florida — working as a licensed real estate agent, active investor, and hands-on project manager simultaneously. That combination is rare. Most investors delegate everything. He didn't.
In New Hampshire, he cut his teeth on older housing stock — cape cods, colonials, and split-levels with deferred maintenance, outdated systems, and tight margins. He learned to read a house fast, scope accurately, and manage trades in a market where labor is expensive and timelines are unforgiving.
In Florida, he brought that discipline to a higher-velocity market. CBS construction, aging HVAC systems, hurricane-code requirements, and a buyer pool that expects move-in-ready finishes at every price point. He holds an active Florida real estate license and uses it — not to collect a commission, but to understand the market from both sides of the transaction.
How We Build
We Don't Use Whoever Shows Up
Every licensed contractor on an EAi project earned their spot through a vetting process most investors skip. We don't post jobs on Craigslist and take the lowest bid. We build relationships with tradespeople who are licensed, insured, and accountable — and we keep them busy so they keep showing up.
License & Insurance Verified
Every trade — roofing, HVAC, plumbing, electrical, general — is verified through the Florida DBPR before they set foot on a project. We pull certificates of insurance directly. No exceptions, no shortcuts.
Relationship-Based, Not Bid-Based
We don't re-bid every project to find the cheapest number. We pay fair rates to contractors who deliver consistent quality and show up on schedule. That reliability is worth more than saving $800 on a drywall quote.
Scope-Driven Contracts
Every trade gets a written scope before work begins — no verbal agreements, no change orders that weren't approved in writing. The scope is built from our pre-purchase inspection and design phase, so surprises are rare and disputes are rarer.
On-Site Supervision
Our founder is on-site. Not checking in once a week — on-site. Work is inspected at each phase before the next trade is called in. That sequencing discipline is what keeps projects on schedule and on budget.
Materials Standard
Above-Contractor Grade. By Design.
The difference between a house that sits on the market and one that gets multiple offers is often the finish level. We spec materials one tier above what most contractors default to — not luxury, but noticeably better than the neighborhood average.
Flooring
LVP at 6mm+ wear layer, 20 mil commercial-grade — not the 12 mil builder-grade that shows wear in two years.
Countertops
Quartz or granite at every price point. Laminate is not in our spec sheet regardless of purchase price.
Cabinetry
Soft-close dovetail-box construction. We don't install particleboard boxes with thermofoil doors.
Roofing
30-year architectural shingle minimum. We don't re-roof with 3-tab on a house we're selling.
HVAC
14-SEER2 minimum, name-brand equipment (Carrier, Trane, Lennox). No off-brand units.
Fixtures & Hardware
Moen or Delta plumbing fixtures, brushed nickel or matte black hardware throughout — consistent finish, not mixed metals.
